Cat B fit out for CBBA & CA converting an old HSBC bank to an office and event space. The end result has provided an open plan reception waiting area, meeting room, kitchenette, WC with a large private office space for staff.

CBBA have been appointed to work on a fit out of a restaurant in the modern Export building at the East India Dock in London. The project is for a restaurant chain and works are due to be completed soon.

The biggest issue with 2d plans and 3d images is that our clients struggle to understand the designs concept and when you are paying thousands of pounds on a building project this is not good enough. We use virtual reality as part of the design process to show you options and allow you to walk around the proposals as if you would in real life. As experienced office architects we generally advise that you go beyond the standard ""100 sq ft"" rule. We would look at agile working ratios (e.g., 0.7 desks per person), collaboration zones, and how hybrid work patterns have reduced desk density but increased the need for ""breakout"" space. These are all points for discussion with each individual client and we would design based on your project brief and adapt our plans to meet your requirements.

Cat A: The ""blank canvas"" (lighting, raised floors, HVAC)—usually the landlord's responsibility.
Cat B: The ""personality"" (kitchens, partitions, furniture, branding)—the tenant's responsibility.

As office architects we have looked at this before and focused on destination offices. They need to be attractive places that offer what the home cannot: mentorship areas, high-tech video conferencing pods (Zoom rooms), social hubs and much more. Hybrid workers when they come into the office they need to feel inspired and look forward to coming into work, therefore the office design is so important, otherwise they might as well just stay at home!

If you are just doing internal works and there is no change of use, then usually no planning permission is needed, but building regulations will be required. If you require any external changes for new windows, AC units, signage, etc. you will likely need planning permission. If the office development is within a listed building then you may also need Listed Building Consent. Our office architect will be able to advise on what permissions are required.

When staff are in a place they enjoy they will naturally spend more time there, interact with colleagues and work to their best abilities, hence the need of designing an amazing office for your staff and any clients coming to visit. Other considerations will help like biophilic design (plants/light), acoustics (reducing noise fatigue) and air quality to ensure staff are in the highest levels of comfort. You may consider certifications like WELL Building Standard or BREEAM compliance, which for new build offices may be a legislation requirement or can be implemented by you.
