Residential
This self-build family home, set in a Conservation Area, is inspired by the past.
The client’s love of manor-style properties and intricate traditional detailing has led to a design that feels historic yet contemporary.
The biggest issue with 2d plans and 3d images is that our clients struggle to understand the designs concept and when you are paying thousands of pounds on a building project this is not good enough. We use virtual reality as part of the design process to show you options and allow you to walk around the proposals as if you would in real life. You get a sense of how the completed building will feel and the sense of space.

With this being the first project like this that we have undertook, we felt we were in great hands since Grant was informative and always responded quickly to any questions. He took the time to understand exactly what we wanted and offered his own advice and creative ideas that really improved the final design. Place House: As the former manor house, the oldest part of Place House dates to the 13th or 14th century and has a crown post roof. St Mary’s Church: The parish church features a mix of Norman and Gothic elements, with a foundation dating back to Norman times. It is known for its large, carved stone font. High Street: Many of the buildings along the High Street date back to the 14th century, revealing the town’s origins as a coaching stop. Riverside Gazebos: Ware is uniquely famous for its 18th-century riverside gazebos, small pavilions that line the River Lea. Built by innkeepers and property owners, these structures allowed guests and residents to enjoy the river views.
Many were restored in the 1980s. Coaching Inns: In its heyday as a coaching town, Ware was home to many inns, many of which still have passageways leading to former stables and courtyards. Maltings: Ware was a major center for the malting industry, and many of the old malthouses have since been converted for other uses. The Southern Maltings, originally built in 1839, is now an arts center, and the Northern Maltings have been converted into residential units. Ware Drill Hall: Built in 1899, this Grade II listed building is architecturally significant for its early use of a steel parabolic roof structure. Fletcher’s Lea: Opened in 2007, this purpose-built, modern event venue is located adjacent to Ware Priory, offering a contemporary space alongside the historic building.
Hertford Regional College: A modern campus building was opened in 2015 for the college’s creative courses. Recent Residential Development: In recent years, Ware has seen residential development, including the conversion of historic buildings like maltings and the old library into flats. River Lea: A walk along the riverside provides the best opportunity to see the unique gazebos and admire the historic maltings and other buildings from the water.
High Street: The town’s long and winding High Street is the best place to see the mixture of medieval, Georgian, and Victorian properties that give Ware its character. Town Centre Landmarks: Visit the Ware Priory and St Mary’s Church to see two of the town’s most important historic buildings. Scott’s Grotto: For a truly unique architectural experience, visit the Grade I listed grotto, an elaborate series of underground chambers.
The architecture in Ware, Hertfordshire, is a varied mix of medieval, Georgian, and Victorian buildings, largely defined by the town’s history as a coaching stop and malting center along the River Lea. Notable features include unique riverside gazebos, restored maltings, and several Grade I listed buildings. Ware Priory: Originally a Franciscan friary founded in 1338, Ware Priory is a Grade I listed building that has been substantially altered and restored over the centuries. Features from its medieval past, including 14th-century wattle and daub, have been preserved.
