First we need to do a feasibility assessment to see if the project is physically possible which can be done remotely. Once appointed we do a measured survey and laser-scan your house to create an accurate 3D model. We create some concept designs and have a meeting to discuss. Once you are happy with the proposals we can submit a planning application or application for a Lawful Development Certificate (LDC) if the scheme is under permitted development. Post approval we do detailed building regulations drawings and co-ordinate with a structural engineer who does the structural design and calculation package. This combined pack of structural and architectural information is then used to tell the builder how to build your dream loft. Then a party wall surveyor reaches an agreement with adjoining owners’ if impacting neighbour's party wall. After all paperwork is in place you appoint a builder (we advise you get several quotes to compare) who then carries out the construction work for an agreed price.

Building regulations typically require a head height of 2m at the highest point at the top of the new stairs to the loft, but the head height can be lower in the loft itself. Building control authorities have accepted in the past slightly less than 2m, but this should be seem as the minimum and at the discretion of the council. Note that to check if you loft is suitable, go up into your loft, take a tape measure and measure from the top of the existing joists to the underside of ridge board, ideally you want this to measure at least 2.4m this is to allow for the new structural and insulation changes which will be in the loft floor and roof, that will decrease the head height by 0.3 to 0.4m depending on the structural design.
You don't always need full Planning Permission. Permitted Development (PD) rights often allow you to add up to 40 cubic meters (terraced houses) or 50 cubic meters (detached/semi houses) of extra roof space.
