What do you need to consider when hiring an architect?

Introduction:

Firstly we need to think about what are the key factors you need to consider when deciding on an architect.  Most people often miss out by just going with the architect closest to their property and do not consider anything more.

The first factor and most important to consider is to whether they are any good at what they do and if you like their style.  Before you sign up to any professional, you want to see their previous work and know they’ve dealt with similar projects in the past. But more than that, having a good history of work shows that professional has been there, done that, and likely has the answers to any problems that come up.

Beware of the online “architects” who are mostly unqualifies designers based either in the UK or abroad offering cheap services as it can be a false economy as they often do not visit you, do not fully consider your requirements and the site context.  Like most things in life you get what you pay for.  Poor drawings likely will mean refused planning applications, missing building regulations information and difficulties on site which will impact cost and risk later down the line.

People think that planning legislation is dramatically different across England and that is why you need a local Architect.  There are some subtle differences, but information on local policies is relatively easy to find and national policies covers many things.  Legislation should not be a stumbling block for appointing someone who is not local especially if your project is a simple home extension.  You do have the option of appointing a local planning consultant to work with your architect if you prefer on a complex project with many constraints, although this will cost you a little more.

Being local has its advantages because they may have good local contacts to reputable builders and makes visiting you easier.  On the other side most visits are chargeable anyway and you can find local builders and can review their experience before appointing them.

Conclusion:

It is a tough decision, but consider their experience, cost, personality and not just the location when you make a decision.  Whether local or not we would always advise on using a RIBA chartered architect practice to give you security that they have the appropriate expertise to deliver your dream property.
