Unlike standard residential architects we have a specialist set of skills and deep knowledge of rural planning policy, agricultural economics, and grant funding. We also have worked on many projects in or near conservation areas, green belt and where heritage constraints on listed buildings have been a consideration in terms of design and planning permissions.

We look at taking advantage of permitted development rights for agricultural sites by using Class Q to convert the agricultural buildings into residential C3 use or class R (Commercial) by changing agricultural use to flexible commercial use (shops, offices, hotels). Or if needed we submitted standard planning applications where require or a mix if part of a planning strategy to overcome any policy issues with the local district council.

Farm businesses we work closely with the farmer to understand their business activities and review all of the buildings by looking at the possibilities of the existing structures and land within the farmer’s ownership as part of a whole site masterplan. This first stage feasibility study and overall masterplan is essential to first assess if the project makes financial and regulatory sense.

After gaining planning permission we can assist with the production of building regulations, tender and construction drawings as well as procurement to building contractors and contract administration project management services during the build.

We offer start to finish RIBA Stags 0-7 architectural services and act as project lead working with other design team consultants during the process.

The biggest issue with 2d plans and 3d images is that our clients struggle to understand the designs concept and when you are paying thousands of pounds on a building project this is not good enough. We use virtual reality as part of the design process to show you options and allow you to walk around the proposals as if you would in real life. You get a sense of how the completed building will feel and the sense of space.

Diversification of farms often brings the public (and their cars, dogs, and noise) onto your land. Cameron Bosque Brookes Architects won't just design a standalone farm shop or glamping pod; they will look at the entire holding. We will ensure we separate ""clean"" public zones from ""dirty"" farming zones to ensure biosecurity, safety, and operational efficiency. You don't want holiday-let guests wandering into a working cattle yard!

Class Q (Permitted Development) allows you to convert agricultural buildings into homes without full planning permission, where in most cases planning permission would not be approved. We have extensive knowledge of planning policies and class Q permitted development legislation to ensure you gain planning approval.

Integrating specific renewable technologies or using heritage materials might make you eligible for grants like the Farming Investment Fund or local rural development schemes. Conversely, retaining the agricultural character of a building is often essential for tax classifications (like Business Property Relief).

This is the most common reason diversification projects are rejected due to highways impacts. If you are planning a wedding venue or a pumpkin patch, you are drastically changing the traffic flow on narrow country lanes. As farm diversification architects we need to prove to the Highways Agency that visibility splays and passing places are adequate

Class R has a ""two-tier"" system based on floor space (recently updated to a max of 1,000 sqm total). Where you are under 150 sqm you only need to notify the council which is a much faster, lighter process by sending a letter. They can't easily say no, where as if you are over 150 sqm you must apply for Prior Approval, giving the council power to object based on Highways, Noise, Contamination, and Flooding basis. Note Class R is permitted in protected landscapes (National Parks, AONBs, Conservation Areas).
