Newmarket Living

We led the design of a complex, two-phase mixed-use development situated within a sensitive Cambridge conservation area. Appointed after RIBA Stage 4 to deliver the technical completion of Phase 1, our practice successfully oversaw the construction of two entirely new-build two- and three-storey buildings providing 10 high-specification residential units across a mix of studio, 1-bed, and 2-bed flats. Phase 2 is currently in the planning stage and will expand the site by converting an existing three-storey 1960s building to create an additional 6 one-bed flats alongside a vibrant ground-floor commercial café, transforming an underutilised brownfield site into a dynamic urban hub.

As specialist student accommodation architects and residential architects, our practice designed the overall scheme to respect the historic Cambridge streetscape while maximising site yield across both phases. The architectural envelope incorporates a refined material palette of contemporary standing-seam zinc cladding and traditional facing brickwork. This tactile combination establishes a crisp, modern intervention that complements surrounding heritage assets and significantly elevates the visual appearance of the building within its sensitive conservation area context.

Fully aligned with the National Planning Policy Framework (NPPF) and the Cambridge Local Plan, the proposal demonstrates how thoughtful urban infill can retain vital community infrastructure while addressing acute regional housing demands. By balancing heritage constraints with modern spatial standards, internal layouts across both new-build and converted spaces optimise natural daylight, thermal efficiency, and functional living for students, young professionals, and local residents.
